Step 1: Read the Letter Carefully
Before you do anything else, read the letter from start to finish and note the following:
● The deadline date for compliance
● Exactly what the insurer is requiring (full replacement, specific repairs, or an inspection)
● Any contact information for your insurance agent or claims department
● Whether they are requesting proof of completion, such as a contractor invoice or permit
Step 2: Get an Independent Inspection
Before agreeing to anything or panicking, have a licensed roofing contractor come out and assess your roof independently. In some cases, the satellite imagery used by insurers can be inaccurate or based on outdated data. A contractor can document the actual condition of your roof and, in some situations, help you push back on the insurer’s assessment with real evidence.

There are options worth exploring:
● Financing through your roofing contractor. Many reputable companies offer payment plans that spread the cost over time.
● Michigan assistance programs. There are state and local programs that provide home repair assistance for qualifying homeowners, particularly seniors and low-income residents.
● Insurance claim. If your roof damage was caused by a storm or weather event, you may be able to file a claim that covers part or all of the replacement cost.
● Negotiating your timeline. If you have a plan in place and can demonstrate that, some insurers will work with you on extending the deadline.
Do Not Wait Until the Deadline
The biggest mistake homeowners make is waiting until the last minute to address these letters or sitting on them, hoping the problem goes away. It does not.
