Our team explains that basically a roofing Ice & Water Shield is an asphalt impregnated membrane that gets applied to the roof deck and then shingled over. It is intended to prevent any leaking from occurring if ice or water gets beneath the shingle for any reason. That being said, it is definitely not a waterproofing system. If enough water gets on it there will be a leak. It is no substitute for a commercial roofing system if the pitch is to low and it can not hold standing water long term. What is important is where it gets used and how sparingly for a typical residential construction project.
Is it Mandatory to Use?
Our team explains that city code requires the use of the Ice & Water Shield product at least 2 feet from any inner walls and three feet from the eve. This is a great recommendation but simply not enough in the Michigan environment. A good install will typically include 6 feet worth of Ice & Water Shield from the eve or edge of roof. It should also be used around all penetrations such as skylights, vent pipes, and chimneys.
Does it Cover Entire Roof?
We recommend that it should. In some instances it is recommended to use more of the product where snow or rain is going to inevitably accumulate. Also, any unheated areas should be completely covered. If the roof is not properly ventilated, the Ice & Water Shield will trap more moisture then normal causing the potential for mold growth and wood rot prematurely. Roofing Ice & Water Shield is required by city code and can save both the homeowner and contractor a lot of future problems if used right.
